01. Environment Initiatives
(1)Major initiatives by each property
Retail
Canal City Hakata
- Canal Water Filtration System (System to use rainwater as water)
- Canal City Hakata’s symbolic canal has both a recreational function and as a source of water to fight fires in the case of an emergency. At all times, this canal holds roughly 1,200 tons of water, and this water uses rainwater in order to conserve resources.
- Groundwater Purification System (RO treatment system)
- Canal City Hakata uses a water treatment system employing a special RO (reverse osmosis) membrane (Note) to reuse on-site groundwater and produce the water used at the property.
- (Note) RO membrane: A membrane with extremely small holes that allows basically only water to pass through and eliminates impurities and harmful substances. This membrane makes it possible to generate drinking water from both seawater and muddy water.
- Greywater Plant (Kitchen drainage reuse system)
- At Canal City Hakata the kitchen drainage from restaurants are processed to greywater and re-used as washing water for toilets within the buildings.
- Replacement and new installation of water stops
- Reviewed the specifications and installation locations of existing water stops throughout Canal City Hakata, and newly installed or repaired the equipment as a countermeasure against river floods due to typhoons and local heavy rains, which are said to be frequent and severe global warming in the future.

- By greening the common areas of facilities, mitigation of the heat island phenomenon and purification of the atmosphere are promoted in order to provide a place of comfort for employees and visitors as well as a habitat for living organisms.
- Conversion of raw garbage into animal feed
- Consignment of the collection of raw garbage from each restaurant to a recycling company, which recycles it into animal feed.
Park Place Oita
- Reduction in Air Conditioning Load
- In the facility, coating film containing a shading agent has been applied to the skylights in the food court passageway and in the dining terrace.
- Greenig
- By greening the common areas of facilities, mitigation of the heat island phenomenon and purification of the atmosphere are promoted in order to provide a place of comfort for employees and visitors as well as a habitat for living organisms.

- Solar panels have been installed on the roofs of LOGICITY Minato Kashii and LOGICITY Hisayama.

- Newly installed water stops and added automatic doors on the side of the entrance to prevent water instrusion upon typhoons.

- CASBEE (Comprehensive Assessment System for Built Environment Efficiency) Evaluation
- CASBEE (Comprehensive Assessment System for Built Environment Efficiency) is a method for evaluating and rating the environmental performance of buildings. It is a system that comprehensively evaluates for the quality of a building, evaluation features such as interior comfort and scenic aesthetics, in consideration of environment practices that include using materials and equipment that save energy or achieve smaller environmental loads. Five properties owned by the Fukuoka REIT Corporation were certified.
- BELS(Building-Housing Energy-efficiency Labeling System) Evaluation
- This is a system in which a third party evaluates and announces the energy-conservation performance of non-residential buildings based on the “Guidelines for Evaluation of Energy Conservation Performance of Non-residential Buildings (2013).” five properties owned by the Fukuoka REIT Corporation were certified.

02. Social Initiatives

Asset management company’s work style reform
On August 28, 2018, Fukuoka Realty Co., Ltd. was certified as a “Fukuoka ‘Work Style Reform’ Promotion Company.” This is a system to recognize companies that have achieved at least a certain number of the “initiative items” selected by Fukuoka City as indicators to advance work style reforms.

(4)Green Leasing
Fukuoka REIT promotes green leasing as one of its tenant initiatives. We have concluded lease agreements incorporating a green lease clause (which stipulates cooperation in reducing environmental burden) with some tenants. In addition, we promote understanding on environmental/local community awareness among tenants by communicating with them in the form of conducting tenant satisfaction surveys for some properties.

● Strengthen Decision-Making Process

- The executive officer's decision is needed for items within the annual business plan of ≧2 million yen to < 5 million yen, and the president's decision is needed for items within the annual business plan of ≧ 5 million yen to < 10 million yen, or items outside of the annual business plan of ≧ 2 million yen or more to < 10 million yen.
- In the case of transactions with interested parties related to construction orders, ≧ 10 million yen per transaction
● Directors’ Compensation
The payment criteria and timing for the compensation of the Executive Director and Supervisory Directors of FRC are as follows.
- The fee for the executive director shall be paid by the last business day of each month in an amount determined by the Board of Directors up to 1 million yen per month.
- The fee for each supervisory director shall be paid by the last business day of each month in an amount determined by the Board of Directors up to 0.3 million yen per month.
